Thanks Boyne. I believe you are correct with your last sentence, but I also don't know what advanced works means. Maybe somebody on here knows? It's looking less and less likely this particular project will ever happen, which is a great shame. Monumentally disappointing as far as I'm concerned, because I love everything about it. I wonder if the General Election may change things. I suspect Roman will only resurrect this project if there's a change of attitude towards him from the Home Office.

You're welcome, Davey Baby. Agree, that it's looking less and less likely that the project will go ahead which will be a shame. I reckon that a new plan will be drawn up where the hotel, bars etc at the back of the Shed End will be knocked down and an extra tier is added to that stand. An extra tier on the MH stand would be nice but I think I read somewhere that because of the railway line that wouldn't be possible.

I guess it's a case of watch this space.

It always used to be that as long as SOME work listed in the planning application had started, that removed the deadline, but it's a long time since I was deeply involved with Planning Law, so that might have changed.

The extra stand in The Shed won't be ideal compared to the other options but if it's our only option then beggars can't be choosers.

Realistically how much of an increase can we create in The Shed if we just build on top of it currently? Could it be worth taking a short term hit and knocking the whole section down and build a wall like we were planning to do had we got Battersea?

My understanding is that an increase in capacity is inhibited by the small entrances on the Fulham Rd and the last application only received approval because of the proposed additional concourse at the back of the North Stand (still can't call it the Matthew Harding) giving direct access to Fulham Broadway Station.

There are right-to-light issues which severely restrict our ability to build very high, which is partly why the proposed development involved lowering the pitch below ground level. There is also the site's footprint, which is very small, less than 13 acres I believe. Basically a wall/kop will never happen.

Is that because you can pretend The North Stand was named after you?

With Everton now passing plans for their 52K stadium I’m wondering how long we will continue at the bridge. Before too long we will be one of the smallest grounds in the EPL.

I would love for us to move stadium for sure, but not much we can do right now. We are unfortunately located in London, very little space around the stadium. It seems like every other club in the league has plenty of space to expand. One thing to note, Juventus have a 41k stadium and they are one of the elite clubs in Europe. Not sure why they moved from stadio olimpico though.

Read the other day that the next CPO AGM is due to take place on Thursday, 23 January 2020. Hopefully there will be an update on the Stadium redevelopment. I'm planning to go along so will report back.

To confirm that the CPO AGM will take place on Thursday 23 January. I'll be going with some of the crowd I go to the games with. After the AGM we'll head to the pub and then for a curry. No doubt to have a good chat about the AGM and all things Chelsea among other stuff. Will report back on the AGM.

It’s all well and good having a fancy stadium but the atmosphere from the home fans yesterday was non-existent.

Yes atmosphere at sh*te Hart was terrible yesterday, another club just like Arsenal and West Ham who will wish for their old ground back, glad we are in our slightly old skool ground still

That isn’t shaped like a toilet seat.

I can understand Arsenal since Wenger actually did win titles and made their club bigger, they were among the top 4 while having no real investments in new players and all that money ended up as a new stadium without having any debts, that's not a small thing but Spuds are still a small club, the new stadium doesn't make them any bigger and it doesn't matter that they were among the top 4 teams for a few years. They are essentially a sinking ship. Arsenal after Wenger looks worse and worse, Pochetino was the Arse'n of Spuds and Jose won't do any miracles there so their road is only going to lead them south from this point on.

Shed rebuild is the obvious one, cantilevered to incorporate another tier- can’t really construct a big flat bank of an end like the Holt because of space restrictions.

If that did happen, a good chunk of the new space would be devoted to corporate facilities because that’s where the dough is. Who knows...

I dont think another level on the Shed is possible due to whats behind the stand.

Does having a bigger stadium actually have any substantial financial benefit? TV and sponsorship money is always on the rise, for the amount required to build the stadium including buying out and relocating businesses and renting a new place, I don't know how long it would take to actually reap the benefits and if it sizable enough to be worth the effort and risk of it effecting our football.

It's such a curse to be located where we are. Imagine if the stadium had remained with the running track around it. We likely would have had a far easier time of expanding or rebuilding entirely.

That may be, but I'm very pleased to be in the civilised world, not somewhere with just acres of carpark around it.

I dunno. It seems like it would have been a great atmosphere back in the day. 75,000 SB used to hold. I did read that when the initial redevelopment started around 50 years ago, there were plans to make the stadium a 50k seater, but didn't happen due to financial issues.

I'm not denying that, but the present reality is what it is.

For the future, I would prefer The Bridge to be torn down (with a painful heart) and be redeveloped into the current plans, if the alternative is an out of the way soulless bowl in a sea of blacktop.

This is very much the point..

When Arsenal embarked on their rebuild match day receipts were very much the highest of the income streams but commercial and indeed TV monies now are the top two money makers

Its  impossible to know if Arsenal would have been more successful since their rebuild but repayment of interest and capital payable more than accounts for the extra gate receipts. When you factor in that most replica shirt sales etc aren’t sold to match going supporters then it gets harder to justify the monies required to add capacity

When you factor in their Business Rates are in excess of £3 million ( ours are around £1.25) and they pay far more security, insurance, utilities etc than we do then the financial justification is not so clear cut.

Take a look at clubs in the England that have self financed a full stadium re build. Rarely does it work out .
